Watsonville is located 95 miles south of San Francisco at the southern end of Santa Cruz County, covers 6.6 square miles, and has a population of approximately 52,000 residents. It is a quick 30-minute drive to Monterey and less than an hour from the beautiful Big Sur coastline. Silicon Valley is also less than 45 minutes away during non-peak traffic hours.

Watsonville is served by the Pajaro Valley Unified School District from kindergarten through 12th grade, and the schools within Watsonville are considered to be average to below average based on the annual state testing.  Housing in the region includes a mix of single-family homes and more affordable condos and townhomes. The local Realtor MLS defines Watsonville as MLS Area 56, but the price trends in the area follow with the Amesti (MLS Area 54) and College Road (MLS Area 55) regions which are currently located in unincorporated Santa Cruz County.
